Buyer Agency Brokerage Services Buyer Agency is a relatively new concept in buying real estate, and one that Buyers choose because it can offer them many advantages. Many of our clients have chosen this agency arrangement. When a Buyer's Agency agreement is made with your Realtor, you are the recipient of their obligation to work fully to your benefit (as opposed to working in the best interest of the Seller). While a Realtor is always legally and ethically obligated to treat all parties fairly and respect confidentiality, a Buyer's Agent can act fully on the needs of the Buyer; for example, by recommending pricing to the Buyer's advantage. Exclusive Buyer Agency is an arrangement between a specific Realtor and Buyer which designates that they shall work together to the exclusion of other Realtors, to insure that the Buyer finds a home in the location and price range they desire. This type of contract promotes a mutual loyalty that should result in the Realtor giving consistent service to the Buyer in their search for a home. Such an agreement is never required and Buyers should beware of any Real Estate Professional that requires them to sign an Exclusive Buyer Agency Contract. |
